sell your condo Tracy Zhou June 14, 2026
We are excited to announce the successful closing of 545 Pierce Street #1306 in Albany's Bridgewater community.
This sale is particularly meaningful because it reflects what many Albany Hill condo owners are experiencing today: even exceptional units are taking longer to sell.
In our opinion, 545 Pierce #1306 was one of the finest units in the entire building. Located on the top floor, the home offered soaring ceilings, abundant natural light, breathtaking Bay views, a highly desirable floor plan, and two parking spaces. It checked nearly every box buyers are looking for.
Yet despite all of these advantages, the sale did not happen overnight.
The reality is that the Albany Hill condominium market has changed. Buyers today are more cautious. Interest rates remain higher than many buyers would like. HOA fees are receiving greater scrutiny. And compared to the frenzy of previous years, buyers are taking more time to make decisions.
As agents, we did everything we could to position the property for success. We invested in professional marketing, presented the home at its best, carefully reviewed market feedback, and maintained consistent exposure throughout the listing period.
Most importantly, we remained confident in the value of the property.
When homes stay on the market longer than expected, it is natural for sellers to become concerned. The temptation is often to make drastic changes or assume something is wrong with the property. In many cases, however, the issue is simply timing.
That was certainly true with 545 Pierce #1306.
We believed the home would resonate with the right buyer, and ultimately it did. The process required patience, but patience was rewarded.
One lesson from this transaction is that today's condo market is different from the single-family home market. Albany Hill condominiums can still achieve strong results, but sellers should expect longer marketing periods and prepare accordingly.
For homeowners who do not need to sell immediately, there is also reason for optimism. Real estate markets move in cycles. Condo demand can strengthen as affordability becomes a larger concern for buyers, and Albany Hill continues to offer an attractive combination of location, views, amenities, and value compared to many neighboring communities.
While no one can predict exactly when market conditions will improve, quality properties in desirable locations tend to perform well over the long run.
The successful sale of 545 Pierce #1306 serves as a reminder that even in a slower condo market, the right strategy, proper preparation, and patience can still lead to a successful outcome.
We are grateful to our clients for trusting the process and allowing us to help them achieve their goals.
